4M Realty recently represented Union Pacific Railroad in the acquisition and development of their new $120 million state-of-the-art Intermodal Facility in San Antonio, Texas. Looking for a location that had access to both UP’s east-west and north-south rail lines, 4M was asked to acquire a site as an intermediary without initially disclosing that UP was the ultimate purchaser. We assembled a 1,500 acre site owned by multiple owners over a one-year time frame. After acquisition, 4M Properties was selected to develop the project with its joint venture partner First Industrial Realty Trust based in Chicago. We completed the construction in less than fifteen months on time and under budget with significant cost savings to Union Pacific.
4M Realty represented MedCath in consolidating a multi-owner land site with freeway exposure for a specialized heart hospital in San Antonio, Texas in order to develop the 120-bed TexSan Heart Hospital and the adjacent 55,000 SF Heart Plaza One medical office building. 4M continues to provide landlord representation and lease administration services for the medical office building.
